Comprehensive Home Inspections

Buyer Inspection – Buying a new house is likely one of, if not the largest purchase decision you’ll ever make. A professional home inspection can substantially reduce the risk in your new home investment. It just makes sense to learn as much as you can about the quality of your new home, before signing off on everything and taking the keys.

Seller Inspection – Listing home inspections are great for the homeowner who may not be in tune with the condition of their home. Many sales are cancelled due to the buyers shock at the “functional condition” of the home. It may look great, yet have serious technical or safety issues present without the owner’s knowledge. Having a home inspection done prior to placing the home on the market is an ideal way to identify and either repair or disclose the issue found in the home inspection report. Obviously, repairing the items would be most beneficial towards completing the sale and getting a higher net sales price for the owner.

1 year Home Warranty Inspection – Warranty home inspections are performed during the 11th month of your one year Builder Warranty. The home inspection will be performed to verify that proper building techniques were used and that the various components of the home were properly installed. Any evident problems discovered, will allow you to present it to the builder for repair.

Water Quality Testing – This a serious question concerning the health of you family. Even if you have public water (city water) it is possible to have contamination due to contact with pipes, connections, or inadequate water treatment facilities. If you have private water (well water) you are responsible for your own water being safe and should test to ensure your safety.

Radon GasWe use state of the art equipment to test levels of Radon Gas. Our testing equipment will be placed in an area of your home where it will monitor Radon levels over a 48-72 hour time frame. Once completed, our inspectors will retrieve the equipment and generate an in-house report that very same day.

Specialized Inspections

Sewer Scope Inspections Sewer lines can often have root damage, broken pipes, bellied sections, offset joints etc. that can lead to a sewer back up into the home causing thousands of dollars in property damage and sewer repairs. A sewer scope is the only way to determine the condition of the sewer line and is always recommended prior to purchasing a home so potential buyers can prevent costly sewer repairs and property damage that would otherwise be unforeseen.

Wood Destroying Organisms (P&D) – We are searching for wood destroying insects , such as carpenter ants, termites, wood boring beetles, moisture ants, subterranean termites. In addition, we conduct a comprehensive search for conducive conditions; such as untreated wood to ground contact, wood debris in crawl space, vapor retarders in crawl space/attic, cellious debris, adequate ventilation in attic and crawl space, and vegetation contact with the homes siding.

Winterizations – Secure an empty home from the cold weather. Our inspectors blow out water supply pipes, remove water from toilet bowls and instal anti-freeze in all traps.

Well Flow – We measure water flow in gallons per minute for an etended period of time. Generally this process lasts between 2-4 hours.

Roof Certifications – Inspection of attic area and signs of roof decompession. We look at Valleys, Peaks, Flashings, Roof Drainage and defective roofing materials.
